If you are planning on attending the Tax Sale on Tuesday September 15, 2020 please note the following changes.
Due to the ongoing Pandemic and to adhere to social distancing guide lines the Tax Sale will be held at the OEM Building at 209 Union Avenue, Long Branch, not at the Municipal building. Please arrive early and wear a mask. Payments will be made at the Municipal Building and instructions will be given after the Tax Sale.
ESTIMATED TAX BILLS
The State of New Jersey extended the end of their fiscal year to September 30, 2020 in response to the COVID-19 pandemic, as a result the Division of Local Government Services advised municipalities to mail out estimated tax bills for the third quarter because tax rates would not be certified in time for regular billing.
The City of Long Branch mailed out 3rd quarter estimated bills at the end of June 2020, this quarter is due on August 1, 2020 with a 10 day grace period, any payment received after the 10th will be charged interest back to August 1.
Once the City of Long Branch has a certified tax rate a 2020 Final / 2021 Preliminary tax bill will be mailed out and, although the rate used for the estimated bill was as close to the actual as the parameters set by the state would allow, any further adjustments needed will show in the fourth quarter bill.
Because of the pandemic the lobby is still not open to the public at this time, payments can be mailed in or dropped off at the drop box outside the door. Payments can also be made online (fees are charged). If you have any further questions please call the Tax Collector’s office at 732-571-5657.
The Division of Tax Collection has the responsibility of the billing and tax collection of real estate taxes for the City of Long Branch. The Tax Collector’s Office will assist property owners of the City of Long Branch with the various State of New Jersey and local relief programs that are available.
Real estate taxes are due quarterly, on the first of February, May, August and November. There is a ten-day grace period where interest is not charged. If not paid by the 10th calendar day, interest reverts back to the due date. The City of Long Branch does not honor a postmark when mailing a tax payment. Please make sure that the block number and lot number of the property is on your payment for account identification. Do not use the account or bill number printed on your bill as they are not used in the current tax program.
